Construction Management:

Design/Build:

From initial planning stages to completion, Mosites provides a unique design/build delivery system by teaming with highly skilled architects and project managers to meet our client’s specific needs. Our design/build team has extensive project experience that includes warehouses, offices, industrial sites and much more.


Preconstruction Services:

One of the most important stages of construction takes place long before the machines begin moving earth and rock. Mosites’ professional preconstruction services get the right people involved with your project at the right time.  Our extensive experience in educational, healthcare, industrial and commercial buildings  coupled with our comprehensive preconstruction services will help you mitigate risks.


General Contracting:

Mosites offers General Contractor services and is responsible for the overall coordination of a project.
We are responsible for providing all of the material, labor, equipment and services necessary for the construction of the project. We procure specialized subcontractors to perform all or portions of the construction work.  We assess the project-specific documents (referred to as bid, proposal or tender documents). Depending on the project delivery method, Mosites will submit a fixed price proposal, bid, cost plus price, or an estimate.

Mosites responsibilities may include:

  • securing building permits
  • providing temporary utilities on site
  • managing personnel on site
  • providing site surveying and engineering
  • disposing or recycling of construction waste
  • monitoring schedules and cash flows
  • maintaining accurate records

 

Self-Perform Work:

Self-perform is an often used but poorly understood phrase in the construction industry.   What is it exactly and why does it matter? When self-performing, the general contractor on a project completes certain construction activities with its own skilled labor force.  In Mosites’ case, this would be concrete, carpentry, or framing work.

By using this approach, self-performing contractors like Mosites can better serve projects by offering:

  • Knowledge -  We know how to do the work; reducing time and costs.
  • Faster team coalition - Self-performing reduces the time required to complete subcontractor selection and onboarding.
  • Flexibility - If a subcontractor falls behind schedule, self-perform capabilities gives Mosites the option to supplement that subcontractor’s workforce with our own in-house skilled laborers to get the project back on track.
  • Control - Self-performing heightens the ability to manage the schedule by using internal forces to perform the work.
